Project scope:  Epic was selected to provide Design-Build Services for the new Mansion at Natirar expansion.  The main 4,600 sf event space consists of exposed structural steel roof beams, wood plank ceilings, perimeter drywall soffits outlined with faux wood beams, and various types of LED light fixtures.  The show case of the event space is the large living wall system which is approximately 25 feet wide and 12 feet tall.  This living wall feature has an intricate infrastructure system which allows scheduled and remote access to water, feed, and provide adequate light to keep it thriving.  Attached to the event space is a 1,300 sf pre-function area and the 3,000 sf fully equipped commercial kitchen.  The large commercial kitchen featuring extensive, high end kitchen equipment is currently used for events which take place at the Mansion, however it also has the capability to handle Natirar’s future hotel expansion which will be located on the west side of the existing mansion.

The new addition consists of a structural steel super structure, metal stud exterior framing, and a combination of brick, cast stone, and stucco finishes which complements the abutting existing mansion finish veneer.  

The new basement addition features two wine/ liquor storage rooms, a two stop hole less hydraulic elevator, elevator machine room, and three freezer/ coolers.  The new basement consists of cast in place concrete foundation walls and a concrete slab. 

Epic also completed renovations of the basement and first floor of the existing mansion in order to support the new space. This scope of work included refinishing the existing wood paneling, new floor finishes, new electrical work, new HVAC systems, a bridal suite, four new members rooms, and new toilet rooms for public and staff use.  

There was a large amount of site work that had to be completed in order to support the new addition and mansion renovation work.  As a result of site design changes late in the project schedule, $1.8 million of the site work was completed between the months of April and May alone.

The new addition steel erection started on January 31, 2017 and the project received a TCO on June 1, 2017.  Approximately $11.1 million dollars of work was completed and inspected within this time frame in order to meet the Owners June 3rd deadline for the first scheduled wedding.  

To date, Epic has successfully completed over $15M in upgrades to the estate and have continued with work for future expansion and major renovations valued at over $60M that will add over 70,000 sf and provide over 60 premium hotel suites and 17,000 sf function center.
